Three Things the Pad Has to Do
Before a single post goes in the ground, the pad under a barn or shop has to do three things: sit on soil that will not settle, sit high enough and shaped so water leaves instead of pools, and sit somewhere a loaded truck and trailer can actually reach. Almost everything else about a building can be changed later. Those three cannot — not without lifting the structure off and starting over.
That is why pad building and lot leveling is the part of the project worth slowing down on, even though it is the least visible thing you will pay for.
What Montana ground does to a pad
Around Paradise Valley, frost drives well down into the ground every winter. Any moisture trapped in fill under a slab or under post holes freezes, expands, and lifts. Then it thaws, the water leaves, and the ground drops back — but not evenly. That freeze-thaw cycle is what racks door frames, cracks slabs on a diagonal, and leaves a shop door that swung fine in October dragging in April.
Soils here vary a lot over short distances. On the valley floor and along the old river benches you often find sand and gravel that drains well and compacts nicely. Closer to the toe of the hills and in the drainages, you hit silt, clay, and pockets of organic ground that hold water and lose strength when wet. Two building sites a few hundred feet apart on the same property can behave completely differently, which is why placement matters more than most people expect.
The order the work happens
- Walk the site and pick the spot. High ground beats low ground. We look at where snow drifts, where runoff crosses, where the driveway can reasonably tie in, and whether the truck delivering the building can make the turn.
- Clear and strip. Brush, sod, roots, and topsoil come off the footprint and a working margin around it. Organic material under a pad rots and compresses — it is a guaranteed settlement problem.
- Cut and fill to subgrade. Enough cut to reach firm mineral soil, enough fill to bring the pad above surrounding grade so water has somewhere to go.
- Compact in lifts. Fill goes in in layers and each layer gets compacted before the next one lands. A single deep dump of material compacted on top is soft underneath no matter how firm it feels. Compaction is what makes or breaks a pad.
- Base gravel and final grade. The base is sized for the building and the loads it will see — a hay barn with a loaded truck backing in is a different problem than a garage.
- Drainage and access last. Ditches, swales, or a culvert where the approach crosses water, then the driveway itself.

Mistakes we get called out to fix
The most common one is placing the building for the view instead of for the water. A pad in a natural low spot will collect every bit of snowmelt on that slope for the life of the building, and no amount of gravel later solves it. The second is skipping the strip — blading the grass flat and building on it. It looks identical the day it is done and shows up as settlement two or three seasons in.
The third is treating access as a later problem. A shop you cannot back a trailer into in March is a shop you use eight months a year. Building the approach at the same time as the pad means the same equipment and the same material haul covers both, and the whole thing gets shaped as one drainage system rather than two that fight each other. What drives scope and timing
Scope goes up with the amount of clearing, how far off level the natural ground sits, how much unsuitable material has to come out and be replaced, how far material has to be hauled, and whether a culvert or crossing is needed to get in. It goes down on open, well-drained ground close to an existing road.
On timing: the building season here is short. Ground that is frozen or saturated will not compact properly, so the best windows are after the ground dries out in late spring and through fall before it freezes. If you know a building is coming next summer, getting the pad and drainage work done the season before is the least stressful way to do it.
